In Harrow we charge £156 to clean an empty studio at the end of a tenancy, £207 for a one bed and up to £425 for a four bedroom house. The figure depends on how many bedrooms there are and stays put once agreed, whatever the clock says when we leave. Ovens are extra, added only if you ask. Tenants book about half of these jobs; landlords and the letting agents around Station Road book the rest.

That covers the kitchen (cupboards inside and out, worktops, sink, and the fridge freezer if it is staying), the bathrooms, internal glass, skirtings, doors and every floor. The oven is its own line, and we clean one on most move-outs, at £31 on top of the bedroom price. A two bed flat with its oven therefore comes to £243 plus £31, which is £274. Parking, where a street needs it, is charged at the actual cost.

Those carpet figures only apply alongside a move-out and sit below our carpet-only prices. Carpets are cleaned last, once everyone has stopped walking about. The carpet side of things uses hot water extraction and has its own page.
A day on a Harrow move-out
We start in the kitchen and work downwards from the tops of the wall units, since anything that falls lands on a worktop nobody has touched yet. The metal hood filters go into hot water in the sink to soak. Before anyone gets far, a second cleaner puts descaler on the taps, the shower screen and the edge of the bath and walks away from it. On Affinity’s chalk water that stuff needs twenty minutes or more to bite. Bedrooms get done while it works.
Radiators, switches, sockets, door tops and the inside of the window glass follow. Hard floors are mopped on the way back towards the front door, and on a semi with the usual steep straight staircase we take the stairs last so nobody treads on them again.
A two bed flat takes two people most of a day. Four bedrooms plus a loft room is a job for three, and we’ll tell you so on the phone.
The check-out list, from experience
After a few hundred of these you learn what the inventory report will pick on. The grill pan and the fat behind it. Extractor filters, which tenants forget exist. A white line of scale where the shower screen meets the tray (Harrow’s water makes this one close to certain). Dust along the top of the kitchen units, marks on the hall skirting, crumbs in the drawer runners. We go through that list on every job.
A spotless flat leaves the agent with very little to write.
Rooms in licensed shared houses
More of our work is now single rooms. Harrow already had additional HMO licensing and this year added six selective schemes: Edgware and Roxeth from 2 May 2026, Greenhill and Marlborough from 6 July, and the two Wealdstone wards from 1 September. Landlords who have been through the licence paperwork tend to want tidier changeovers, and a lot of that has come to us in Wealdstone and around Roxeth, which is South Harrow territory.

Builders’ dust and paint splashes from an unfinished extension are a deep clean, priced by the hour.

Booking round the removal van
Book us for after the van has left. An empty flat gives the best result, though boxes in a corner are workable. Most people choose the afternoon before handover or the morning of it. Prices are the same in North Harrow, Wealdstone and the town centre, and the other services sit on our home page.

What does a two bed flat cost to clean at the end of a tenancy?
£243 for the flat. If you want the oven done as well, that adds £31 and brings it to £274. Carpets are extra again, though cheaper on a move-out than on their own: £29 per bedroom and £36 for the living room.
Is the oven part of the end of tenancy price?
No, it’s an add-on at £31. Racks and trays are lifted out and soaked, and the inside is done by hand at the flat.
Can you clean just one room in an HMO?
Yes. A single room changeover is charged at the studio price of £156. Shared kitchens and bathrooms are quoted on top, depending how many tenants use them.
How long will the clean take?
A one bed flat is roughly four to five hours for two cleaners. A three bed semi is a full day. We’d sooner give a wide arrival time than squeeze three jobs into one day.
