South Harrow is HA2, on the Piccadilly line, and its housing comes in two sorts: interwar semis on one side of a road, postwar estate homes on the other. They need different things from us, so tell us which you’re in when you call and we’ll pack the van to suit.
Roxeth licensing, in force since 2 May
Roxeth was one of the first two wards in Harrow’s 2026 selective licensing, starting on 2 May alongside Edgware. Greenhill and Marlborough followed on 6 July and Wealdstone on 1 September. Landlords here who’ve taken out a licence have been sending us more changeovers, partly because licensed homes tend to get a closer look between tenants. A move-out clean on a one bed flat is £207, with the oven as an optional extra.
A room in a shared house is charged as a studio, £156, and that’s the booking licensed landlords ask for most.
Two kinds of house, and a third in between
The semis follow the usual interwar plan: drive, through lounge, straight stair, kitchen along the back. The estate homes came later, with smaller kitchens and shared stairwells. They clean faster, but getting in and out takes longer. Neither costs more.
Flats above shops on the main roads are the awkward middle case. Street door, stairs, no lift, everything carried by hand.
| Property | What changes for us | Price |
|---|---|---|
| Interwar semi with a drive | Parked on the drive, a short carry in | Same |
| Postwar estate flat | Quicker clean, slower access | Same |
| Flat above a shop | Kit carried up by hand | Same |
Kitchen grease first, then the scale
Kitchens round here get heavy use and the hoods show it. An oven clean is £77 for a single, and the hood can be added at £28. If the ceiling over the hob has yellowed, that’s a deep clean at £26 an hour per cleaner, and it’s better we say so on the phone than halfway through.
Then the water. Harrow’s supply is hard, so a bathroom that looks fine usually has a scale line around the bath and a film on the screen. Descaler goes on early and gets a second pass before we leave. It adds about twenty minutes to each bathroom in HA2.
On the semi side of the road, loft conversions and side returns are common, which turns a three bed into something closer to five rooms upstairs. For weekly cleaning that usually means four hours instead of three. Tell us what the house really has when you ring, as the tenancy agreement often lags behind the building work.
HA2 prices
Studio move-out £156, one bed £207, two bed £243, three bed £339. Weekly cleaning is £23 an hour per cleaner, fortnightly £24. Deep cleans start at £186 for a pair over three hours, kit included. We cover the roads over to Rayners Lane on the same round, and being nearer Northolt Road or the station makes no difference. The home page has the short version.
Questions we get asked
Does the Roxeth scheme change the cost of my move-out clean?
No. Licensing is the landlord’s business, but licensed homes get checked more closely at changeover, so more South Harrow landlords now book the clean themselves.
How much is a deep clean for a South Harrow flat?
From £186: two cleaners for three hours at £26 an hour each, plus £30 kit. A two bed in reasonable shape fits in that. One that’s been let for years usually needs a fourth hour, which brings it to £238.
Can you get your equipment up to a flat above a shop?
Yes, we carry it up. Most have no lift, so allow a bit longer at each end. The price doesn’t change.
Do the estate homes cost more than the semis?
No. A one bed move-out is £207 on either side of the road, and weekly cleaning is £23 an hour per cleaner either way.
