Wealdstone sits in HA3, directly north of Harrow town centre, and we’re up there most weeks. Harrow & Wealdstone station has the Bakerloo line, the Lioness line on the Overground and London Northwestern trains, and that easy commute goes a long way to explaining why so many houses here have been carved into flats and rooms.

Licensing since 1 September

Wealdstone North and Wealdstone South came under selective licensing on 1 September 2026, the last of Harrow’s six new schemes this year. Additional HMO licensing was already in place, and the selective rules sit on top of it.

For us the result is more room changeovers. Landlords sorting out a licence often tighten up their handovers at the same time. A single room is charged like a studio, so a move-out clean for one room is £156. The shared kitchen and bathroom are quoted separately; six people on one cooker make a very different kitchen from a private one.

Terraces, small semis and flats over shops

Compared with the wide Metroland avenues further west, Wealdstone has more terraces and small semis, plus plenty of flats above the shops. Kitchens are small and at the back, with an elderly extractor nobody has ever dismantled. The hoods are usually the grimmest part. After move-outs, ovens are what Wealdstone books most, and a single oven costs £77.

Bathrooms come a close second. There are lots of original 1930s suites with enamel baths up here, and the hard water leaves a crust that needs acid descaler and patience. We give it the time it needs, because an inventory clerk looks there first.

Larger family houses in HA3 are often let room by room, and the shared kitchen is where the time goes. Five or six tenants each cooking their own dinner leaves grease on every surface and a fridge nobody owns. We price that kitchen once we know how many people use it, and a first clean of a neglected one can take a pair of cleaners a couple of hours by itself.

Up the hill

Up towards Harrow Weald the houses get bigger and the drives wider, on the same price list.

Typical Wealdstone bookings

Job Price
One room in a licensed house £156
Single oven £77
One bed flat, end of tenancy £207

Prices match the rest of Harrow: studio move-out £156, one bed £207, two bed £243, with ovens added on request. Weekly housework is £23 an hour per cleaner. A landlord emptying a whole house between tenants often books the deep clean team instead, from £186. We work Kenton and the town centre on the same days, and the home page has everything else.

Questions we get asked

Do you clean rooms in Wealdstone HMOs?

Yes, more so since selective licensing started there on 1 September 2026. One room is charged at the studio price, £156. Shared kitchens and bathrooms are priced once we know how many tenants use them.

What does an end of tenancy clean cost in Wealdstone?

The same as anywhere in HA1 to HA3: £156 studio, £207 one bed, £243 two bed, £339 three bed. The oven is an optional add-on at £31, and carpets are extra.

Will your van need a permit on my road?

Near the station without a drive, usually yes, as the CA zone is enforced 10 to 11am and 2 to 3pm on weekdays. Any parking cost is charged at what it actually costs.

Which schemes came in before Wealdstone’s?

Edgware and Roxeth on 2 May 2026, then Greenhill and Marlborough on 6 July. Additional HMO licensing was already in force before any of them.
